CASA NOVA

A beautiful villa newly-restored by an interior designer with lovely country views, and views of the sea in the distance.  The garden is also newly-planted by the a well-known Italian landscape designer. The house is secluded with few neighbours, yet within walking distance of Capalbio, a lovely hill-top medieval town, and 7km from the sea. In this sanctuary, the elegance and grace of the surrounding countryside meets the comfort,  technology and convenience of any modern household providing a perfect location for a family or group of friends. The house sleeps comfortably 8 which is the maximum allowed.

THE HOUSE

Ground Floor

Living room, kitchen /dining-room, outside dining, large covered outdoor living-room. Laundry Room well equipped (in the basement). 2 double bedrooms with ensuite bathrooms.

First Floor

2 Master Bedrooms with ensuite bathrooms. Both have access to a lovely and comfortable balcony

GARDENS & POOL

Typical Mediterranean Gardens. Rectangular shaped pool (18 x 6m) .  Shallow end. Unfenced.

A/C in all the house, WiFi, TV

STAFF

Full time gardener/pool man Housekeeper in charge of the house cleaning (Working hours 09.00 – 14, 6 days per week. Linen changed once per week but if guests want more this can be arranged with the local dry-cleaning service at extra cost. 

THE BEACH

La Dogana is a long sandy beach.   There are approximately 20km of beach so that as soon as you leave the areas around the car-park and walk further along, the beaches are virtually deserted, even in August. The beach management rents sun-loungers and beach umbrellas so that a place on the beach in the shade is guaranteed, and the owner can book one on request at cost to the clients but needs at least 12 weeks notice, especially in August. The beach has an excellent restaurant. It is open also in the evening, and is great fun for children.   Pedaloes and canoes can also be rented on the beach.

Water-sports and boat rentals can be arranged in Porto Ercole or Porto Santo Stefano, approx 30mn away.   You can either rent a small boat/yacht with a captain and go on day trips along the coast and around the Argentario, exploring the many little bays which can be quite secluded, Giglio and Gianutri islands.  Alternatively for longer trips you can rent a high-powered speedboat and do day-trips to Elba (2hrs) or even Corsica (3hrs – we recommend an overnight stay) – they also do the water-skiing.     In August it is advised to book boats in advance on weekends, though during the week it is not so hard to find them. 

ACTIVITIES

The nearest town is Capalbio within walking distance, which is a lovely medieval hill-top town with gorgeous views over the sea and the Monte Argentario.   There are of course excellent restaurants, cafes, bars and shops.

Rome Fiumicino is the nearest airport, approximately 75 mins drive away. Grosseto, 45 mins away, has an airfield suitable for private jets. Day trips to Rome are ideally done by train to avoid traffic and driving, and there are direct trains from Capalbio to Roma Centrale. 

Siena :  approx 2 hours by car.

Tarquinia: the world-famous Etruscan tombs 45 mins drive

The Tarot sculpture gardens by Niki de Saint Phalle: 10 mins drive

There are riding-stables in Capalbio, as well as local tennis-courts in Capalbio and Ansedonia.  

A new and in the middle of an oasis is the Argentario 18 hole Golf Club (30 mins)

Nearby Saturnia (45 mins) has famous therapeutic hot mud and sulphur springs as well as spas which date from the Roman times.
